We know time is important so we do our best to outline the tasks and timing so that you know what to expect from the start. The budget and a reasonable time frame are stated in each contract which is signed by all parties with copies provided before the start of every project. Since construction during inclement weather can be very dangerous there is an ‘Act of God Clause’ in each contract stating that these types of delays are beyond our control. With that being said, our references are available upon request and will confirm that we work our hardest to deliver the highest quality product within our stated timeframe.

Again, these terms are broken down in the contract based on progress with a completion date included. Typically we request a 10% deposit for materials, and the rest of the payment schedule is determined beforehand. Once the work is completed to a predetermined point, partial payment is made, with final payment due upon completion.

Depending on your location and what is being done, a permit may or may not be required. If a permit is required for your project we will obtain the permit, handle all inspections, make sure everything is built to code, and that the project and process satisfies all requirements to the letter of the law.

All materials will be stated and covered in the original contract. Material substitutions are sometimes unavoidable for a number of reason; options for an equal substation will be provided but only upon your approval. For smaller ticket items such as lighting fixtures & doorknobs, an allowance is created in the contract to provide a predetermined range to abide by.

A change order is a written statement signed by the customer authorizing the contractor to do additional work not included in the original contract. The change order should be signed before the additional work is started, but often it is not in order to keep the project moving. The amount specified in the change order is due upon the project’s completion. A change order may also need to be created when a contractor comes encounters unforseen issues beyond the scope of work state in a contract. Ex. Oil tank is discovered and requires remediates, asbestos is found in a wall and needs to be removed, ect.
